Paver sealing on Pine Island & Matlacha
Waterfront homes, salt air and a long drive over the pass. Pavers out here need a seal that is chosen for the coast.
Island pavers have it harder
Pine Island and Matlacha sit right on the water west of Cape Coral, and almost every property feels it. Salt spray dries on the surface, wind pushes sand and shell into the joints, and many homes sit up on pilings with a paver pad or driveway underneath that stays damp and shaded. Those conditions call for different prep and a different product than a sunny inland driveway.
Where we work on the island
- Matlacha: small lots, colorful cottages and tight access off Pine Island Road. Mostly walkways, courtyards and short drives, often done by hand.
- St. James City: canal homes at the south end with pool decks, dock approaches and paver driveways that see salt spray most days.
- Pine Island Center and Pineland: larger lots and newer homes on pilings, with paver parking pads under the house.
- Bokeelia: the north tip, with waterfront homes facing Charlotte Harbor and long, exposed driveways.
Salt, sand and the shaded pad
Salt left on a paver draws moisture and leaves a white crust as it dries. Seal over it and you lock it in, which is how a lot of coastal pavers end up cloudy. So island jobs get a longer rinse before anything else, and we let the surface dry out properly even if that means an extra day.
The pad under a raised house is its own problem. It never gets full sun, so it stays damp and grows algae fast. We treat the growth, give it time to dry and use a breathable penetrating sealer there rather than a film that can trap moisture underneath.
Which finish works by the water
Around pools, docks and walkways that get wet, a natural or matte finish with a slip-resistant additive is the safe choice. A satin finish suits most island driveways. The high-gloss wet look is best kept away from anything people walk on barefoot.

What it costs
The rate is the same as on the mainland: $1.50–$3.00 per square foot for a full clean, re-sand and seal. A typical driveway runs between $1,100 and $2,900, and a pool deck between $1,600 and $3,600. Stripping is quoted separately. See the full pricing breakdown for the details.
Every figure here is a researched market range for Cape Coral and Lee County, not an offer. Paver sealing is priced on measured area and the condition of what is already down, so your price comes from the on-site measure and is given to you in writing.
Pine Island & Matlacha questions
Call (239) 329-7707 and we will book a measure.
Do you come out to Pine Island and Matlacha?
Yes. Matlacha, Pine Island Center, Pineland, Bokeelia and St. James City are all regular service areas, at the same square-foot rate as Cape Coral.
My pavers have a white crust near the water. What is it?
Usually salt or efflorescence drying on the surface. It has to be rinsed and treated off before sealing, or the sealer locks it in and the pavers turn cloudy.
Can you seal the pad under my raised house?
Yes. Those pads stay shaded and damp, so we treat the algae, let the pavers dry out fully and use a breathable penetrating sealer instead of a film.
What finish is best near a pool or dock?
Natural or matte, with a slip-resistant additive if you want extra grip. Gloss looks great on a driveway but is slippery when wet.
How long does a seal last on the island?
Plan on about two years with salt air and full sun, a little longer on shaded surfaces. A rinse with fresh water every few weeks helps it last.
Paver sealing on Pine Island
Send the address and what needs sealing. We call you back the same day and set a time to come out over the bridge.
If the pavers have a white crust or sit under a raised house, mention it. Both change the prep, and we would rather price it right the first time.
